how to get a real estate license in Tennessee
Enroll in our Tennessee Pre-License Package and satisfy all of the educational requirements to obtain a real estate license in Tennessee. You must be 18 years or older and have a high school diploma or GED equivalent and complete the steps below:

Complete 90 hours of pre-licensing education
You must complete a total of two courses in Tennessee. The first course is the 60-hour Basic Principles Course and the second is the 30-hour New Affiliates Course. PREC offers both these courses at a discounted package rate that is completely online and self-paced. Compare Course Packages.

Complete the course final exam
After you finish the course, you will need to take an online exam and pass with a minimum score of 75%.

Complete the application form
You must submit your fingerprints to the Bureau of Investigation for a criminal background check.

Pass the Tennessee Real Estate Exam
PSI Administers the in-person state licensing exam. There are 120 questions with two portions. 80 national questions and 40 state-specific questions will be on the exam. You will need a 70% or higher to pass this exam. Upon completion of this exam, you will get an application photo taken at the testing center.

Submit your license application
To apply for your Tennessee real estate license, contact the Department of Commerce & Insurance and complete your application online. They will list the documents you will need to provide. You will obtain errors and omissions insurance at this point in the process.
