Feature Sheet: How to Make Your Real Estate Listing Stand Out

A real estate feature sheet is a list of features and updates for your seller’s home. The Multiple Listing Services (MLS) has a lot of great information already built in but having a feature sheet can help your sellers showcase their home in a more personal way. 

What kind of things should you include in a feature sheet? 

• Full details on any renovations/remodels
• Any new flooring or tile work
• Any updated paint on interior or exterior
• Any major appliances that were replaced
• Any Major landscaping upgrades
• Specific features or upgrades that are not visible to the naked eye e.g., (lighting under kitchen cabinets, unquiet bathroom features, or upgraded appliance features.)
  

What kind of things should you leave out of a feature sheet? 

• Renovations/remodels that were done 7+ years ago
• Major repairs on home defects (keep that information in the Property Disclosure Form)
• Any fixtures or shelving that the sellers plan on taking with them
• Installation of appliances that were old/used (make sure to state the correct date of appliance in Property Disclosure Form, not the installation date)
• If a room or appliance is outdated don’t highlight this on your feature sheet

How do you make your feature sheet accessible to other agents and sellers? 

• Upload your feature sheet into the MLS under “additional documents”
• Print a copy of your feature sheet and keep it on the counter for buyers to read as their walking through the house
• Hand out printed copies at your open house

To begin, start by allowing your clients to walk you through their home. Take notes and ask questions. Pay attention to what areas your seller gets really excited about, then highlight that room or update those details in your feature sheet. Ask specific questions around dates of main appliances or dates of any remodels. Make sure to ask your client what they specifically enjoyed about living in this house. That highlight could potentially connect with a potential buyer. This includes the home's location to shops and restaurants, entertaining space in the backyard, or simply a daily convenience that they enjoyed, like the washer and dryer being on the first floor.

To stay organized, I recommend dividing your feature list into these sections: 

• First floor
• Kitchen
• Bathroom
• Entry way
• Flooring
• Second floor
• Master bedroom
• Master bathroom
• Basement
• Laundry room
• Garage
• Exterior
• Outdoor patio space
• Pool
• Landing scaping
• Roof
